Cutler Bay is a city with high demand, located in the southwest of Miami-Dade County, next to Palmetto Bay, and has always been attractive to families and investors. One of the reasons for the high demand in the last years is the proximity to Black Point Marina combined with its affordability.

Planning to move to Cutler Bay, and you wonder how close the airport and downtown are? Well, during peak traffic hours, it will take you about an hour and a half, while during low traffic hours, it will take you 30 minutes. The closest beach is Matheson Hammock Park, which is an atoll beach, but if you want to go to Key Biscayne, it will take 45 minutes during the weekend. In addition, I want to let you know that the Municipality of Cutler Bay allows you to register a golf cart to drive around the neighborhood. Visit the website for more information on Cutler Bay Florida Golf Cart Registration

On 87th Ave., going south towards the Black Point Marina, you will find properties with associations.  Isles at Bayshore is a large community with diverse types of properties such as houses, condos, and townhouses. Some of the communities are The Palms, The Cove, The Trellys, Enclave, and the Cove.

This community has a nice clubhouse, gym, playground, and a large pool. If you are planning to buy in this area, keep in mind that some of these properties have 3 associations, I recommend calculating the property taxes, which can be done with a property tax estimating website due to non-ad Valorem assessments. Check out the website.

In the last years, Cutler Bay homeowner equity has skyrocketed for a complimentary Market Report; check out this link.

Black Point Marina
The Marina is around the corner, so boating and fishing are great activities you can do. Still, if you don’t have a boat, you can explore part of the Biscayne National Park next to the Marina, where there are stations where you can fish; the Biscayne National Park is great for exploring, taking pictures of nature, and walking.
